REQUEST AN EICR

What is an EICR?

An Electrical Installation Condition Report (EICR) checks the condition and safety of the fixed electrical installation in a property. The inspection and testing can identify damage, deterioration, defects and other safety concerns.

The completed report explains the results, records any observations using standard EICR codes and states whether the installation is satisfactory or unsatisfactory.

Who may need an EICR?

Landlords & Letting Agents

Landlords in England must have the electrical installation in rented properties inspected and tested by a qualified person at least every five years, or sooner if the previous report requires it.

Homeowners & Buyers

An EICR can provide useful information when buying or selling a home, after major alterations, or when the condition of an older installation is uncertain.

Businesses & Property Managers

Regular inspection and testing helps you understand the condition of the fixed installation and plan any necessary electrical work.

For current landlord requirements in England, see the GOV.UK electrical safety guidance.

What does the inspection cover?

The inspection focuses on the fixed electrical installation. The exact checks depend on the property, access and the condition of the installation.

  • Consumer unit and protective devices
  • Earthing and bonding arrangements
  • Fixed wiring and electrical circuits
  • Sockets, switches and lighting points
  • Signs of damage, overheating or deterioration
  • Electrical testing and recorded results

An EICR does not normally include testing portable appliances. Some inspection may be carried out by sampling, and access to parts of the installation will be needed.

Understanding EICR codes

If an observation is recorded, the report will use one of the following codes:

C1Danger present. Immediate action is required.
C2Potentially dangerous. Urgent remedial action is required.
C3Improvement is recommended.
FIFurther investigation is required without delay.
Important: A report containing a C1, C2 or FI observation will be assessed as unsatisfactory. C3 is a recommendation and does not by itself make the report unsatisfactory.

What happens during an EICR?

Arrange access

We agree a suitable appointment and confirm access to the property and consumer unit.

Inspect & test

The fixed installation is inspected and tested. Brief power interruptions will normally be required.

Receive the report

The report records the test results and clearly explains any observations found.

Plan any next work

If remedial work or further investigation is needed, it can be discussed and quoted separately.

Frequently asked questions

How long does an EICR take?

The time depends on the size of the property, the number of circuits, access and the condition of the installation. We can give you a better idea once we know the property details.

Will the power need to be turned off?

Yes, brief periods of isolation are normally needed so that electrical testing can be completed safely. We will explain this before starting.

What happens if problems are found?

The observations and codes will be explained in plain language. Any remedial work is separate from the inspection and can be quoted before you decide how to proceed.
